Fabio,

Here are the rules you need. The general all-purpose rule goes in the last 
place (map net0 10.0.0.0/24 -> 0/32) and plays when none of the rules above 
matches.

map net0 0.0.0.0/0 -> 0/32 proxy port ftp ftp/tcp
map net0 10.0.0.0/24 -> 0/32 proxy port ftp ftp/tcp
map net0 10.0.0.0/24 -> 0/32 portmap tcp/udp 10000:40000
map net0 10.0.0.0/24 -> 0/32
